Check air conditioner installation

Check the air conditioner installation. The rear of the unit should sit slightly lower than the front. There should be a ¼- to 1-inch difference from the height level of the back of the unit and the front. This ensures that water rolls to the back of the unit and to the outside of the building. An air conditioning unit that sits lower in the front will allow water to roll to the front and leak inside the home.

Unblock drain hole

Unblock the drain hole. This is located in the back of the unit and allows water to drain off. If the drain hole is blocked, water may back up and drip and leak into the home.

Check for icing inside unit

Check for icing inside the unit.

Remove the front cover of the air conditioner.

Four or more screws often hold the cover in place.

Pop the cover off.

The cooling coil is located just behind the cover.

Ice that builds up on the coil may melt and drain and leak into the home.

Check the appropriate BTU rating and room size in the owner's manual for your unit to ensure the settings are proper.
